Area Sales Manager – Private Projects
Role Purpose
Drive project sales performance across the assigned territory by building a robust pipeline of private real estate and infrastructure projects. Develop strategic relationships with architects, builders, contractors, and influencers to achieve revenue targets, ensure specification wins, and maximize conversion of project opportunities.
Key Responsibilities
Sales & Pipeline Development
· Achieve monthly, quarterly, and annual sales targets from private projects within the assigned geography.
· Build and maintain a structured pipeline of ongoing and upcoming projects, ensuring accurate tracking and forecasting.
· Drive specification selling by ensuring brand inclusion in project BOQs (Bill of Quantities).
Influencer & Stakeholder Management
· Develop and nurture strong relationships with architects, contractors, builders, and interior designers.
· Conduct a minimum of 300–350 structured sales calls per month, ensuring quality engagement across stakeholder segments.
· Onboard and engage at least 20–25 new architects/influencers per month to expand the influencer base.
· Categorize and prioritize stakeholders based on business potential and conversion rates.
Project Tracking & Conversion
· Continuously track project progress and proactively engage decision-makers to secure orders.
· Provide detailed project updates and conversion strategies to reporting manager.
· Ensure effective coordination during the entire project lifecycle (specification → order → execution → closure).
Brand Visibility & Product Promotion
· Ensure availability and visibility of product samples, catalogues, and display units at key architect and influencer locations.
· Conduct periodic audits to ensure brand preference and competitive positioning at project sites.
· Support new product launches through targeted engagement and demonstrations.
Customer Experience & Issue Resolution
· Coordinate with customer service and technical teams to resolve product or application-related queries.
· Ensure high levels of customer satisfaction through proactive communication and timely issue resolution.
Collections & Compliance
· Ensure timely collection of payments, statutory documents (e.g., tax forms), and adherence to credit policies.
· Monitor receivables and minimize outstanding dues within defined timelines.
Market Intelligence & Reporting
· Track competitor activities, product trends, and pricing strategies within the project segment.
· Share actionable insights to refine sales strategies and improve conversion rates.
· Maintain accurate records in CRM systems for pipeline, interactions, and forecasting.
Role Specifications
Qualification
MBA in Marketing preferred / Graduate in any discipline
Experience
Minimum 7+ years of experience in project sales, preferably in building materials, tiles, ceramics, paints, or allied industries
Desired Candidate Profile
· Proven track record in project sales with strong exposure to specification-driven selling.
· Established network with architects, builders, contractors, and design consultants.
· Strong understanding of project sales cycles, tendering processes, and stakeholder mapping.
· Ability to manage long sales cycles and convert high-value opportunities.
· Proficiency in CRM tools, pipeline management, and reporting systems.
· Strong commercial acumen, including pricing negotiation and payment follow-ups.
